What Is A Home Inspection?

A home inspection is a non-invasive, visual examination of the accessible areas of a residential property, which is designed to identify defects within specific systems and components defined by Standards of Practice that are both observed and deemed material by the inspector. The scope of work may be modified by the Client and Inspector prior to the inspection process.

Your home inspection will include a pre-inspection consultation to outline the inspection before it begins and a post inspection consultation to highlight any material issues that may have been brought to light during the inspection. Your inspector will then compile his observations from the inspection into a detailed report to be sent directly to you and your agent. This report will outline findings identified from four categories, Safety, Structural, Mechanical and Maintenance, in the following areas:

  • Exterior

  • Roofing

  • Structural, including Foundation, Crawlspace and/or Basement

  • Heating

  • Cooling

  • Plumbing

  • Electrical

  • Interior, including Doors and Windows

  • Fireplace

  • Attic

Standards of Practice

Each home inspection is in accordance with the Standards of Practice for home inspections. It is important to take a moment to review this document so that each stakeholder fully understands the scope of a standard home inspection. Doing so before hand will help ease the stress of not knowing what to expect before your inspection takes place.

Code of Ethics

Our home inspectors follow a strict Code of Ethics. It dictates that an inspector shall be fair, honest, impartial, and act in good faith in dealing with the public. The inspector shall not discriminate in any business activities on the basis of race, color, religion or sex. The inspector shall be truthful, and shall always act in the interests of the client.
